What do you guys pay for rentals at your home airport?

At my home airport I can get an older 172 for $115 per hobbs hour or the newer 172s for $125 per hobbs hour.
That being said, about 45 minutes away at KOSU I did a lesson with a new instructor and when I looked at my receipt they charge $159.99 per hobbs hour for a super shitty 172. I don't know what their rationale is, perhaps the students are learning on loans so who cares right? Blah...
What about the rest of you? What are you paying to get closer to the heavens?

$150 annual dues but they go away after 5 years. $80/month if you don't fly. $55/month if you do fly within that month.

[Landlord, US-AR] Where do you post your rentals?

I used to use Hotpads/zillow, but now they charge $10 per week to have your house listed. Other than Facebook groups, where do you list your rentals, and how much does it cost?
Top Comment: I still use Craig's list, but it doesn't have the traffic it used to, but I still get decent referrals from it on occasion. I also use Cozy, Apartments.com , and Zumper. Zumper, like Zillow, gives me a lot of riff-raff that click on everything available. It's why I like CL - there is some semblance of self-selectivity. FWIW, when Zillow started charging in my state, which has one of the lowest rental prices in the country, I dropped them (one a $2000 one BR apartment, $40 a month is nothing. on a $500 month one BR, the charge quickly becomes onerous. If they pre-screened people, I might not even mind giving them the money, but I have to wade through a lot of slop before I find my tenant.
How much time do you spend on your rentals with a property manager in place? How many doors do you have?

I assume that even with a property manager in place, there's still things you have to do.
Top Comment: I myself only have two doors and opted for really good software over a property manager (I couldn't justify spending that much at this stage in my portfolio). I was really pleasantly surprised by just how powerful the software has been and see myself using it for a very long time. I'd say that I probably spend like 30 minutes a day on a normal day - maybe a little more if there's ever a work order request, renewal, or rent is due. I use DoorLoop, btw
How many hours would you say you spend per month on your rentals?

As per title. Trying to get a general overview. If you are kind enough to provide the hours please also put into context how many units, if you use property manager and other relevant information you may think of.

Under 3 hours for 13 units.
I have a PM who does the day to day. I just answer emails about large decisions and keep the books personally which takes up most of the time. I do spend a significant amount of time of growth and expansion -- aka looking for new properties. If you're spending too much time on our existing inventory, then growth is hindered.
I think I paid around 10K for management fees the past year. For all the work and BS they have to deal with I'll gladly farm that job out any day of the week. I pretty have much to since they are out of state.
Managing property yourself vs hiring a company

To those of you had to make this decision, which did you choose and why? How did it affect your time and cashflow? Looking back, was it the right move?

Top Comment: I’ve always hired a PM and always will. I have no desire to deal with tenant drama. I like finding the deal, fixing it up and making it rent ready. The people management side is no fun and I’m glad there are managers who do this part of the business for me.
What do you wish you knew before buying first rental?

Sorry if this is a bit vague. I’ve been reading and listing to different ways to find properties, make sure the numbers work, how to find a good PM, how to finance, etc.
I’m a little nervous to make a rental purchase for the fear of the unknown because I don’t have the operational experience of owning a rental.
What do you wish you knew about real estate investing that you can only know through experience?
Top Comment: I am currently beginning to learn about all of this since I want to start creating another way of income for me. But as someone who works in the doors and windows business, I recommend getting energy efficient glass for windows or exterior doors that have glass. This glass is typically dual-glaze low-e tempered glass w/ argon gas or even krypton gas. This helps with energy usage/consumption as it keeps heat in during winters and minimizes heat gain during summers. I recommend looking into the energy star website it'll help you look into what u-value and shgc (solar heat gain coefficient) you would need in the specific areas your properties are in. Hopefully this helps even though its been 2 years since original post.
