What do you guys pay for rentals at your home airport?

At my home airport I can get an older 172 for $115 per hobbs hour or the newer 172s for $125 per hobbs hour.

That being said, about 45 minutes away at KOSU I did a lesson with a new instructor and when I looked at my receipt they charge $159.99 per hobbs hour for a super shitty 172. I don't know what their rationale is, perhaps the students are learning on loans so who cares right? Blah...

What about the rest of you? What are you paying to get closer to the heavens?

$150 annual dues but they go away after 5 years. $80/month if you don't fly. $55/month if you do fly within that month.

[Landlord, US-AR] Where do you post your rentals?

I used to use Hotpads/zillow, but now they charge $10 per week to have your house listed. Other than Facebook groups, where do you list your rentals, and how much does it cost?

Top Comment: I still use Craig's list, but it doesn't have the traffic it used to, but I still get decent referrals from it on occasion. I also use Cozy, Apartments.com , and Zumper. Zumper, like Zillow, gives me a lot of riff-raff that click on everything available. It's why I like CL - there is some semblance of self-selectivity. FWIW, when Zillow started charging in my state, which has one of the lowest rental prices in the country, I dropped them (one a $2000 one BR apartment, $40 a month is nothing. on a $500 month one BR, the charge quickly becomes onerous. If they pre-screened people, I might not even mind giving them the money, but I have to wade through a lot of slop before I find my tenant.

Where do you list your rentals?

I'm new to the game. I am listing my primary residence for rent on Zillow, however it us is being really buggy. As soon as I list, it pulls it off market immediately. I have contacted Zillow about this but have not received a reply (anyone else dealt with this?).

So...I'd like to know what else you all use to list your rental properties. I've heard Facebook Market Place is a good option. If you do that, what do you use to conduct background and credit checks?

Do any of you use PM software like Buildium to list?

Sorry if these questions are repetitive. A quick search in this sub didn't point me to any good threads.

Paying off your rentals?

Has anybody gone with the strategy of paying down the mortgage balance on their rentals so that you can just enjoy the straight cash flow and not have to worry about anything else.

I understand that the key to wealth in real estate is leverage but at what point do you plan to stop acquiring debt? Or does everybody just plan to be in debt until they die? It seems that most people just constantly refinance to build their portfolio bigger and bigger, constantly adding on new debt.

I’m thinking about paying off a few of my rentals and just letting the extra payments help snowball to pay all of them off entirely.

Just curious to hear about others who have done this and how it went for you.

Top Comment: I’m with you! You asked the same question I had. I currently have one property with a remaining mortgage of $54,000 and another property with the remaining mortgage of $84,000. I’m focused on paying the smaller mortgage off because that’s much more in reach financially. Once I pay that one off, I will use that cash flow to pay off the next property.. both properties are fully paid off. I will use that total income to purchase another property and continue the same habit.

How much time do you spend on your rentals with a property manager in place? How many doors do you have?

I assume that even with a property manager in place, there's still things you have to do.

Top Comment: I myself only have two doors and opted for really good software over a property manager (I couldn't justify spending that much at this stage in my portfolio). I was really pleasantly surprised by just how powerful the software has been and see myself using it for a very long time. I'd say that I probably spend like 30 minutes a day on a normal day - maybe a little more if there's ever a work order request, renewal, or rent is due. I use DoorLoop, btw

Managing property yourself vs hiring a company

Top Comment: I’ve always hired a PM and always will. I have no desire to deal with tenant drama. I like finding the deal, fixing it up and making it rent ready. The people management side is no fun and I’m glad there are managers who do this part of the business for me.
